Helen’s Predictions for 2016

Dear Friends and Neighbors,

I would like to express a heartfelt thank you for your continued loyalty and support. We had an amazing 2015 and we had the pleasure of helping hundreds of families buy and sell real estate. None of our success is possible without your referrals and support! We are truly grateful.

The economy along with the real estate market has improved, making our achievements very notable. Similar to last year, this was a year of significant milestones. We were again recognized both locally and nationally in real estate and the awards and accolades received were just too many to list! Ultimately though, internally we have achieved so much more than just awards. We did it!! We opened our 2nd location in Hawthorn Woods and it was a grand opening to remember. We hired a team leader to help manage our growth, have improved our web strategy & marketing efforts for both buyers and sellers and we have mirgrated to a seemless back end operations network making our ability to serve you even better. Our future will be something to talk about in 2016, and it’s all because of you!

The overall 2015 real estate market showed greater improvement this year. With rates still low, buyers were aggressive in the market making homes that were priced well, showed well and were marketed by the right broker get sold. Market times were shorter than we have seen in years. And, in many cases we saw many multiple offer situations. The market had a lot of movement and we sold homes quickly and for top dollar!

I believe that 2016 will be a transitional year. Although national reports indicate we are heading to a seller’s market, my concern with that prediction is if rates continue to climb, buyer affordability goes down. When that happens, the buyer pool shrinks for a home seller and with less buyers to choose from, values may be forced to go down. So sellers, know that with rising rates means you have to price right. Now is the time to sell your home for more money now before the market is affected by the transitional changes heading our way. However, inventory is still down with the right strategy, the right broker and the right price, drawing out a buyer is inevitable in today’s market. And buyers, before affordability is affected too much, it’s best for you to jump off the fence and grab that house you may not otherwise be able to afford.
