You may think your house is going to fly off the market.  After all, you took great care of it, you have amazing taste in decor, and you put a lot of care into it.  The main reasons people buy the homes they choose has nothing to do with any of those things.  While they are important factors for selling your home, the main items to look at are location and price, with condition coming in third.

There’s not a lot you can do about the location of your home.  You may think it’s the best location, but if a buyer works far away, the commute might not be worth it to them.  You can make your home more attractive with lovely landscaping and fences to block out ugly views and sounds.  Your only other option with location is lowering the price.  People expect to pay more for a great location next to schools, transportation, shopping and restaurants, but if you don’t have those things then expect to get a lower offer.

To get the right price for your money you have to look at the market and price competitively.  Buyers typically pick a location and then look at the available properties in their price range.  If your house is to high, they will not even consider scheduling a showing more or less placing an offer.  If your house is priced to low buyers could assume that there are problems with it and dismiss it off-hand, or worse get a great deal that leaves  you with less money.  Getting an appraisal will help, but be sure you talk to a real estate expert for the best answer on what price to list at.

It’s hard not to be sentimental about the home you’ve lived in for years, but to buyers, your home is a commodity. Like you, they simply want to make a good deal on a home they love.
