Rules and Restrictions – Some communities have restrictions placed on the homeowners in the area. You may discover that you can’t paint your new house the color that you want. If you have a company car or truck, you may not be able to park it in the driveway or on the street. You also may not be able to plant certain flowers or shrubs, add a fence or shed, put up certain lights, and the list goes on. Sometimes, you even have to pay association fees. Before placing an offer, find out if there is an association and what the rules will be. You also want to make sure the HOA is not bankrupt. Talk to the neighbors and search for reviews online to make sure your dream home won’t start feeling like a prison.
Taxes and Insurance – The taxes and insurance requirements may be different than at your previous house. Some loans will require you to have specific insurance. The new house may even have local taxes. While you may be able to afford the mortgage, you can’t afford the house if you can’t also afford the insurance and taxes. And as we all know from the news, Illinois has the highest property taxes in the nation right now.
Lights, Noise, and Distraction – Do you go to bed early or like it quiet at night? If so, it may be very important to find out if your neighbors do too. Street lights could also stream into windows at night. Weekends might be bustling with activity, but if you limit yourself to checking out the area at only one time, you could be in for a surprise.
Remember, it’s not just the house that you’re buying, but the whole lifestyle. It’s important to make sure that lifestyle will fit with your desires.
